Dear Homeowners:

If you are thinking about selling your property, you may want to take advantage of the current economy cycle.  Whether you are thinking of cashing-out your real estate investment, downsizing your living area, relocation due to change of work or personal life, or simply looking for an upgrade – regardless of the reasons, here are some tips which would be helpful to facilitate a successful transaction. 

Over the years, homeowners’ behavior create different real estate brokerage operation models, such as wholesale, team-based, niche-market, boutique/custom approach. Under the wholesale model, a single agent may have 20-40 properties listed at one time, the lead-broker is the listing manager, once listing agreement was signed, the communication will be delegated to assistant(s) to take care of showing and inquiry. In some extreme situation, the homeowner may never see the lead-broker again because the lead-broker’s main line of business is to obtain listing – volume is their operation model – that’s why some of these brokerages will be operated under “discount-tiers” to attract homeowner’s attention.

Just like any professional service providers, service fee and commission rate are directly related to overhead time and expense. If a homeowner expects the realtor-broker to respond promptly to every inquiry and show up for every showing appointment, the lead-broker will be allocating, productive hours in servicing these personal requests, which in turn, this broker cannot attend other listing appointment given the current listing’s showing schedule will occupy most of the timetable in any given week. In short, this latter approach, boutique/custom approach is the conventional real estate service style that most homeowners prefer, this is also why the commission rate is being charged accordingly.
